In Cadence, Builders Are Selling a Monthly Payment. What Is a Resale Seller Selling?

One offer on Taylor Morrison's Las Vegas promotions page, the same page that lists quick move-in homes at Opus at Cadence, is a fixed conventional rate of 5.49%, 5.60% APR, on eligible quick move-in homes in select Las Vegas communities. The terms under it carry the conditions. The contract has to be signed between October 19 and November 1, 2026. The home has to close by December 31. The buyer has to pre-apply with Taylor Morrison Home Funding before making an offer, finance through that affiliated lender, and use "the services of Closing Agent selected only by Seller." The rate comes from a locked pool of funds, and it lasts "until pool of funds is either depleted or rate expires."

For anyone selling an existing home in Cadence this fall, that fine print matters more than any price on the builder's site. The new homes a few streets away compete on what a buyer pays each month. The builder's list price is a much less important number.

The Strings Attached to the Subsidized Rate

As this post goes up on Thursday, October 29, the Taylor Morrison window has a few days left. Its terms show how builder incentives around Cadence are structured right now.

The promotional rate applies only to homes the builder picks. The APR is calculated on a $500,000 purchase with a $400,000 loan, 20% down and a 780 median credit score. The seller also agrees to pay up to $6,000 toward a temporary buydown fund, closing costs, up to a year of HOA dues, prepaids or discount points. The terms say plainly that a buyer is not required to use the affiliated lender or the seller's closing agent, but must use both to receive the promotion. A separate Taylor Morrison offer advertises up to $50,000 toward closing costs at select Las Vegas communities, under the same affiliated-lender condition and the same October 19 to November 1 contract window.

Each of these offers is short, conditional and tied to one lender, and the eligible homes are whichever ones the builder designates.

Why the Money Goes Into the Rate

A builder trying to move inventory has two basic options. It can cut the list price, or it can keep the price and spend the same dollars elsewhere. In late October 2026, the builders in Cadence are mostly spending the money elsewhere.

The Las Vegas Review-Journal reported on October 20 that 30-year mortgage rates have stayed above 7 percent since September. In the same article, local agents said a $10,000 or $15,000 price reduction may barely change a buyer's monthly payment, while the same dollars put toward closing costs or a rate buydown can go much further. They added that a well-structured concession can protect the seller's sales price.

The sales price is the number that gets recorded and becomes the comparable for the next home. A builder with many homes still to sell in one collection has every reason to keep that number intact. When the payment is subsidized, the recorded price stays where it is, the buyer's monthly cost drops, and the builder's mortgage affiliate gets the loan.

Volume is what puts Cadence at the center of this. In Q1 2026, Home Builders Research ranked it the No. 1 selling master plan in the Las Vegas Valley with 311 net sales, down from 371 a year earlier, according to the Review-Journal. At midyear 2026, RCLCO ranked Cadence fifth nationally with 657 sales. Meanwhile, Southern Nevada builders closed 21% fewer homes through August than in the same months of 2025, the Review-Journal reported October 21. High-volume builders with slower closings and finished inventory to sell before year-end are the ones most likely to push incentives hard.

What Cadence Builders Are Advertising This Fall

The offers below come from each builder's own pages as of late October 2026. Every one is limited by date or inventory and can change without notice.

Builder and collection Advertised incentive Stated window or condition
Beazer, Cantata Point Rates "as low as 2.99% (5.959% APR)"; townhomes listed from $329,990, Barclay plan from $480,990 National Sales Event through November 30
Taylor Morrison, Las Vegas area, with Opus at Cadence homes listed 5.49% / 5.60% APR conventional or 4.875% / 5.799% APR FHA on eligible quick move-in homes in select communities Contract 10/19/26 to 11/1/26, close by 12/31/26, affiliated lender
Lennar, Midtown Forte and Quail Crossings Temporary buydowns stepping from 2.75% FHA or 2.99% conventional in year one Contract window that ended 10/25/26, Lennar Mortgage
Century Communities, Cadence "Up to $30,000 in Flex Cash" Q4 2026 campaign; full terms not posted on the page

Lennar's offer shows how fast these windows close. Its contract period ran only October 19 through 25, and funding was required by November 20. Price cuts on specific homes come on top of the rate offers. Lennar's campaign listed a move-in-ready Hudson at Midtown Forte for $435,574 after a $25.3K reduction and a Dylan at Quail Crossings for $449,465 after a $7K reduction. At Opus, Taylor Morrison listed an Aspen on the Harmony plan at $459,990, ready October to November 2026, and a ready-now Sycamore on the Melody plan at $541,000, reduced by $45,720.

Put together, a Cadence buyer this fall can find a builder offering a below-market rate, closing money and a reduced price on the same street, sometimes on the same home.

A Market With Room for Buyers to Ask

The Las Vegas Realtors September 2026 report shows why buyers are in a position to ask. The median price for existing single-family homes in September 2026 was $470,000, flat year over year and down 1.1% from August. Condos and townhomes had a median of $290,000. At September's sales pace, inventory amounted to five months of supply, compared with roughly four months a year earlier, and 7,995 single-family homes were on the market without offers at the end of the month.

Prices have held. More homes are available, and buyers are taking that leverage in payment help instead of price cuts. The Review-Journal reported October 12 that 66.7% of August 2026 home sales in Las Vegas involved concessions such as seller-paid closing costs or help getting a lower rate, which put the metro fourth in the nation. In the October 20 Review-Journal report, local agents said buydown requests now appear in roughly 80 to 90 percent of financed deals and are the norm from $300,000 to $700,000. Most Cadence inventory sits in that range.

Where a Resale Seller Actually Competes

The same Review-Journal report names the difficulty directly. In some areas, new-home incentives can bring the monthly cost of buying below the rent on a comparable property, while resale homes can stay more expensive even after the seller offers a buydown. Some builders have also cut prices enough to put certain new homes below comparable resales.

A Cadence resale seller can't match a builder's lender-funded rate pool. The seller can control how much money to offer and where it goes, and can avoid conditions the builder requires. A resale purchase doesn't tie the buyer to a particular lender or to a closing agent the seller picks. It also doesn't depend on a contract deadline that falls before a family is ready to commit. A finished home with landscaping, window coverings and an established yard doesn't come with a builder's ready date either.

In September 2026, 23.5% of local sales were cash purchases. A cash buyer gets nothing from a subsidized rate and judges the builder's home on price, finish and timing alone. Against that buyer, the builder's main tool doesn't apply.

That suggests a pricing approach. A Cadence listing should be priced against the closed resale comparables. A matching concession budget, sized and structured against what the builders nearby are offering financed buyers that month, should be decided before the home goes on the market.

Before You List or Write an Offer

  1. Check which builder offers are live this week. Look at the specific collections near your street, because these windows open and close every few days or weeks.
  2. Compare monthly payments. Run the payment on a builder home without the affiliated-lender incentive next to the payment on a resale home with a seller concession. Price-to-price comparisons miss the difference.
  3. Read the eligibility conditions. On a builder home, look for the lender requirement, the closing agent requirement, the contract deadline and the closing deadline.
  4. Pull every layer of association costs. The Cadence FAQ says there are no SID/LID fees. It treats the master HOA separately from sub-associations, and it notes that some townhome and condo neighborhoods may carry additional assessments.
  5. Decide the concession budget before listing. A buyer's first offer will probably ask for one.

FAQ

Does a buyer have to use the builder's lender to buy a new home in Cadence? Under Taylor Morrison's posted terms, no. The buyer only has to use the affiliated lender and the seller's chosen closing agent to receive the promotional rate.

Are Cadence homes subject to SID or LID assessments? The Cadence FAQ states that there are no SID/LID fees, and it lists the master HOA and sub-association dues as separate costs.

Will these builder rates still be available next month? That isn't guaranteed. Beazer's posted event runs through November 30, Taylor Morrison's contract window closes November 1, and Lennar's closed October 25.
